Asphalt Needs TLC

When there is an asphalt parking lot, it gets a lot of wear and tear.  Harsh weather, de-icing chemicals, gasoline drips, oil leaks, and constant traffic really wear it out if it is not properly maintained.  Don’t forget the effects of UV light from the sun beating down on the lot all day. Over time, all these things will wear down the asphalt.  To keep this from happening, homeowners and business owners need to have their driveway or parking lot sealcoated every 3 to 5 years.

What is Sealcoating?

Sealcoating is a mixture of dissolved asphalt and mineral fillers.  It is usually rolled on or sprayed on.  As asphalt ages, it dries out in the sun and from use, and it loses some of its natural oils.  Sealcoating replaces the natural asphalt oils and strengthens the asphalt so it can stand up to the elements.

The mineral fillers like sand settle down into the small cracks and gaps so that they don’t get bigger and eventually need repair.  Spending a little on sealcoating saves spending a lot on a replacement driveway or parking lot.
